No lender pays this site for inclusion in the lender list, for its position in that list, or for its score. Outbound links to lender websites are provided for research convenience and are not paid placements.
How the ranking is produced
Lender lists here are ordered by the DSCR Accessibility Score, a published model computed only from criteria each lender publishes on its own website. A figure a lender does not publish scores zero rather than being estimated. If the published data ever moves another lender to the top, the list will show that lender first.
What a rank does not claim
A rank compares published criteria. It is not a recommendation, an endorsement, or a statement that a lender is right for your deal, and it cannot account for pricing on your file, underwriting judgment, or service quality. We do not say any lender is the best, cheapest, or right one for you, because we are not in a position to know, and we do not claim to have surveyed the market on your behalf.
Nothing commercial touches a calculation
Every figure on this site is produced by the formulas published on the methodology page, and none of them has any concept of a lender. Your DSCR, the rent required at each target, the stress cases, and your buying power are computed the same way regardless of who appears in any list.
No result is steered. We do not adjust a threshold, weight, or default to make a deal look more financeable than it is. Where a modeled deal looks weak, the site says so.
This site is not operated by a lender
DSCR Loan HQ is an independent educational analysis tool. It is not a lender, a mortgage broker, or a loan originator, and it is not operated by, owned by, or published on behalf of any lender. It accepts no applications and cannot approve, decline, or price a loan.
Your figures stay in your browser
Your purchase price, rent, DSCR, and every other figure you type stay in your browser. They are never transmitted to a lender, appended to an outbound link, or stored on a server. This site collects no names, email addresses, or phone numbers, and publishes no contact form.
Verify every term with a lender
Rates, eligibility rules, property restrictions, reserve requirements, and loan-to-value limits change, and they vary by program and by state. Nothing on this site is an offer, a quote, a preapproval, or a lending decision. Confirm every figure directly with a lender before relying on it, and compare more than one.
This site publishes no contact form, email address, or other contact channel.
