Effective August 10, 2026. This policy describes how this site actually behaves. It is written to match the implementation, not to reserve rights we do not exercise.
The figures you enter into the calculators
Every calculator on this site runs entirely in your browser. Purchase price, rent, taxes, insurance, interest rate, available cash, and every other input you type are held in memory on your own device for as long as the page is open. They are not sent to a server, not written to storage, not logged, and not shared with anyone. Reloading the page or pressing Reset discards them.
Because nothing is stored, there is no saved analysis to retrieve, export, or delete, and no account to close.
Cookies, analytics, and advertising trackers
This site sets no cookies. No analytics product, advertising pixel, session recorder, or third-party tag is installed on any page. We do not build profiles, we do not track you across sites, and we run no advertising on this site.
The contact form
The contact form currently validates what you type in your browser and does not transmit it anywhere. It says so on the page rather than pretending a message was delivered. Until that changes, please do not use it to send anything sensitive. If you email us directly, we receive whatever you choose to put in that email and keep it only as long as needed to answer you.
Server logs
The site is hosted on Vercel, which keeps standard web server logs of requests: IP address, user agent, page requested, and timestamp. These are generated by the hosting platform for security, abuse prevention, and operational troubleshooting. We do not use them to identify individuals or to build audience segments.
Outbound links
This site carries no lender advertising and no sponsored outbound links. Where an editorial link points off this site, it carries none of the figures you entered — no price, no rent, no DSCR, no loan-to-value. Those values stay in your browser and are never transmitted anywhere.
Once you follow a link off this site, you are on a site we do not control, governed by its own privacy policy. The advertiser disclosure explains how this site is funded.
What we do not do
We do not sell or share personal information. We do not sell or share the contents of your calculations, because we never receive them. We do not knowingly collect information from children under 13.
Changes to this policy
If we add anything that changes the answers above — an analytics tool, a working contact form, a saved-analysis feature — this page will be updated before that change ships, and the effective date above will change with it.
Questions
This site publishes no contact form, email address, or other contact channel, and collects no personal information.
